The site was challenging as the main road on which it abuts was 6m above the rear end where a smaller road existed. Moreover a drainage channel ran through one end of the site. The main road was a tank bund. The approach to the different apartments is at the level of the main road and is through an archway which leads to a court on either side of which are two blocks each containing three bedded apartments on the front and two bedded ones in the rear.

The two wings are connected by a bridge at a level between second and third floors. This helps provide access to lifts and additional means of escape in an emergency. Sit out terraces outside the living rooms are suitable for terrace gardens. Parking is located in two levels below entry level.
